Nice hotel but with issues in certain rooms
Really nice room but, directly outside of our ground floor room was a very loud air source heat pump. This was on all night and was too noisy. Above us the occupant could be heard walking round due to very noisy floorboards

The room was stunning - the art deco features were delightful and unique. The room was exceptionally clean and comfortable, and the staff were very helpful and accommodating. Two nearby pubs - The High Field and The Physician - are in a couple of minutes walk and provided lovely food and exceptional, friendly service. Edgbaston House was a highlight of my tour of the UK and highly recommended.

Room 18. Noisy as it's by the front door. Sinks in bathroom didn't drain. Plaster on wall damaged. For the money, UHT milk is poor when they could provide real milk in the fridges. Main issue we encountered was in the middle of the night a machine outside of the room malfunctioned, emitting a high pitched noise, resulting in a really poor night's sleep. No one is on site to resolve the issue. Rang the contact number in the morning but no one called back. Escalated via hotels.com for a refund but it was declined. Just poor service for the cost of the room.

Edgbaston house is a beautiful building and in a lovely area, I remember staying when it first opened many years ago, however the rooms are looking tired, the hall way is looking tired, the walls are flaking and the furnishings are stained. It just needs a new lick of paint and the skip by the front door, which is a hazard has been there for over 2 years and is unsightly. I would stay again but the cost per night is a bit excessive.

The actual room was ok, decor was a bit tired with patchy paintwork both in the main room and bathroom finish. Was clean and had a lovely towel set up on arrival. Terribly noisey, constant hearing people entering and exiting the building. We didn’t get much sleep. Could do with some sound proof doors. Parking was a plus.

Ok stay bad sleep
Good hotel however shame there is no room service but the advertise the next door restaurant and bar. The room we stayed in (16) had an exit sign illuminating through the room so kept me up. A simple curtain for the door would resolve that. Loud banging and noises from the floor above woke us and there is no bird deterrent on the roof so birds running across the roof also woke me up.
