Nice and quiet, but room was too small

Nice, quiet location close to great restaurants. Service and cleanliness was good. Beds were comfortable. However, the size of the room we got for three adults was very small and the ceiling was slanted so it was hard to move around the room, and it made the room feel even smaller. We knew before going that we had a private bathroom that was out in the hallway which was clean and looked recently renovated, but it was very small.

This was a basic guest house, which did not serve breakfast. The room was clean and comfortable. We briefly saw the staff at check-in and check-out; otherwise, no real interaction with them. The house is a 2-minute walk to the tram, which was convenient to go into central Edinburgh. The noise level was a little high due to its proximity to Leith Walk, a busy street for buses and the tram.

Very small but clean rooms which are sufficient for a city trip. Check in didn't work well unfortunately, we received the necessary information a day too late and even though we told them in advance we would arrive late in the evening, we were left at the front door for 10 minutes until somebody finally opened.

Basic and No Frills

Definitely a no frills stay. Located about 25 minutes (on foot) from the train station. They let us check in 15 min early. We asked for a cab at 4:30am they told us they would call one and ended up not doing that. There was no direction on what to do with the keys, so we left them in the room. The rooms were clean, but super small. I feel like I would have benefited from staying a little closer to the action. The price was pretty good and there are some places to eat near by, but it was a meh experience.

We were in the attic room so bathroom was across landing,no lifts so no good if your struggling with stairs.Room was clean also a fan in the room if needed,a hairdryer and a mini fridge with a kettle and tea coffee sugar and milk provided. We didn't have breakfast which is £12.nice garden with a sitting area where you can smoke.Number 11 bus opposite side half way down which takes you into Waverly or you can go to bus stop on top road opposite church and catch the 16 or25 bus into Waverly princess street costing £2.40 have correct money as no change given on buses or you can pay by card The B & B was ran by an Iranian family who were helpful
