Can't wait to stay here again! Our favorite out of all of our Japan hotels! Location, view, service, cleanliness, and vibe were amazing.

Great hotel in a stunning location. It may not have the facilities of a 5 star hotel but the rooms / service are first class

8/10 Very good

Great hotel, rooms and property very aesthetically pleasing…industrial chic. Wish more toiletries were offered, also when room cleaned that other things like cups and coffee were changed and provided not just sheets done. Area super crowded all The time by tourists so just FYI. Also food nearby very expensive

Great location and staff was very friendly! Loved that we were able to store luggage before check in

8/10 Very good

Loved the hotel concept, excellent location, but buyer beware as you are in the heart of congestion and tourism trap central. It’s a busy area. Despite that, hotel is quiet. Amazing coffee shop just on the doorstep of the hotel. Nice to be so close to the sights and enjoy this special neighborhood. Staff were very attentive and friendly. I would stay here again for the experience.

Nice decor, helpful staff and great location. They should include actual towels instead of bathrobes. Also doors being metal is a problem because you can hear opening/closing from rooms.

Best hotel in Higashiyama area. The views can’t be beat. The staff were excellent and extremely helpful.

The location is second to none and the design is really unique. Super comfortable accommodations, almost luxurious. You won't find anything like it in Kyoto. Exceedingly friendly staff too. Loved it.

Close to Ninenzaka and Kiyomizu-dear within walking distance. Stylish minimal design, nice to have CD player with customised RC hotel play list.

Loved it.
Incredible location, helpful staff, great style throughout, excellently comfy bed and REAL PILLOWS (which are apparently hard to come by in Japan..) I stayed in a few of these smaller, boutique style mid-range hotels throughout my trip and this was my favourite accomodation by far. For me it was just the little details; the welcome box, the magnet housekeeping system, the additional blankets/heating for the colder week, bottled water in the fridge, the embossed notepad on the desk - everything was just exactly how it needed to be. If you have any love of design, interior decoration, brutalist architecture, or just want to be 30 seconds away from beating the crowds to get "that picture" on all the travel blogs - this is your place.

The hotel was very cute inside and it was clean. Loved that it’s so close to the pagoda. The only complaint I have is that the dryer was clearly broken because it made a very loud noise when in use. I was trying to take a nap and it was so loud it woke me up. The dryer also took a very long time to dry my clothes in a small load, so you need to be prepared to spend a good amount of time to do any loads of laundry. The staff was very friendly and I liked the lounge/bar area. Another negative would be that there is a bright light that shines in the window by the front door all night and there’s no curtains to block it out.

Love the exceptional service. We arrived at 5pm on our check in date and was not able to rent a kimono in time. We were only there for a night and wanted to get photos on the hotel's rooftop. Upon check out, we had reserved to rent a kimono with a shop nearby, so we asked the receptionist if we can leave our luggage and come back to take a few photos on their rooftop. She was more than happy to assist us. This has been one of the best hotels we have stayed in Japan and will surely come back :)

8/10 Very good

A great deal of attention placed on both design, and some vintage Japanese detail which I appreciated. An aesthetic that North Americans may consider hipster/artist chic. Concrete walls, exposed electrical pipes… Worked very well for me. Rooms are unusually spacious. Staff very helpful and English fluent. Just be aware there’s no TV - and it’s a bit of a challenge for taxis to get in there. Mine stopped me offf three blocks away. Wheeling two large suitcases uphill over very uneven stone streets was a challenge. The only negative.

6/10 Good

First of all, the location of this hotel is perfect. It’s right in the Gion district, walking distance from the cute shopping and restaurants. We could even see the pagoda from our room. The room was clean when we arrived and had plenty of room for two travelers and our belongings. We appreciated the amenities including the robes and slippers. The sink outside of the bathroom was nice for multiple travelers. The downside was that the room was never cleaned. They would empty the trash, and clean the floors but our beds went unmade, and the sinks and shower were never cleaned. We asked for a change of towels that took all day to receive. The WiFi was also very weak. Overall we were satisfied with our stay but expected more from the service.
