Highly recommend this beautiful place .... we had the junior suite with jacuzzi bath and it was glorious old venetian style decor and furnishings with small balcony overlooking the canal....perfect ...staff could not do enough for us 5 star service ....spotlessly clean and fantastic location....we will definitely be back thank you 😊

This property is in a perfect location - 4 minutes walk from Rialto vaparetto station. It's location - right on the canal is quiet despite the procession of gondolas passing by. The Residenza is so centrally located for Venices sights as well as shopping & eating options. We stayed in room with the balcony which really was so special - loved it.

There is a very small window of opportunity to check in… And then there is virtually no service beyond noon in case there are any issues. The room was clean no issues there but this is more like renting a room instead of having a hotel and the typical services and information you would receive with one. It is also incredibly hard to locate

wonderful room, personal terrace, excellent location and good breakfast, with many options. Anna, the staff was very welcoming and kind. The only issues were that AC was not working at all and the bathroom floor would always be soaked after a shower, we couldn’t find the leak. Overall great, beautiful room, amazing location, and very clean.

Great location, in the middle of everything Very uncomfortable beds staff unhelpful and came across as quite rude Not 24 hr check in as stated, had to wait three hours in hotel lobby as chick in is actually 2pm Waited for room to be cleaned yet it was still dirty with chewing gum on floor which stuck to my foot!!!!

This hotel is terrible. The room smells like mold. The mattress was old and sheets was dirty. My Son got bad reaction to his face is the morning. I paid $200 per night that was A totally rip off. Stay away at all cost....

The guest room is in terrible condition. One thing is to understand that is old but this is too much, the bed was indescriptible, mattress super old and worn out with a hole! The pillows stains, the closet pillow had what it looked like long blood stained- Disgusting! Tried to have the room changed but they said they were full. No empathy whatsoever. They charge you to keep the bags on top of that horrible experience. This place is definitely not a 3 stars as it mentions. It should NOT be promoted in any social page. One of the most horrifying rooms I’ve ever seen and trust me I understand about the hospitality world. One thing is condition and can take time to make better but others are simply not caring and just ripping off people like this one. I mean for God sake it is a small place you can invest in providing better mattresses, changing the toilet seat all chipped and worn out and making sure cleanliness is there. It is enough with knowing the place is super old. Will be calling cheap tickets directly. Even took some pictures. The only thing not so bad was the gentleman who checked us in at the not so bad front desk area they use for the other rooms. At first he gave us a bit of hard time for my sister not having with her the passport but had credit cards and driving license and was not paying just staying with me but could understand. Right after he was kind enough to explain about some tours we wanted to do. Although next morning we were told we were late to do it pfff

poor amenities,,, I almost got blind watching a 15" TV fo such a big room, toilet paper is almost invisible, you have no air conditioning obviously and to be able to breath you need to open the window you feel completely trapped in such a closed room,,,the carpet super nasty and the front desk takes forever to attends and when you see it you think you will be in a great place but then they send you to another place my advice is,,, read a lot of reviews,,, oh and if you are lucky to have a male kiss hm because pretty much all women there are the rudest people in the world, looks like they hit themselves before leaving their house to be mad and treated you wrong even you are paying a lot already...

Super Hard To Find!
OK first of all this place is SUPER Hard to find. They are rooms on a tiny back alley way that are run by a Hotel. If you book contact them and ask them the name of the hotel and go to that not the names of the room. Bathroom had mold other than that it was ok. Small and hard bed but you don't go to Venice to sit in the room.
