Booked this hotel for a beach holiday. What it doesn't tell you on this site or the hotel website is there is a massive building project by the city being built all the way along the beach front in both directions it goes all along the coast. It is right across the road from the hotel & also next door. Sea view room was of the building site which has a permit to start work from 7am every day. You cannot sit on the balcony as everything gets covered in dust & is noisy. There is a tiny beach area 5 minutes up the road where you have to cross the entrance to the building site to get to & you can hear the machinery there. The other beach you can walk to is about 15 minutes walk. The beaches are man made full of chippings so you will see hardly any fish, take some swimming shoes. Suggest you buy a parasol about 15e from town as its 25e to hire 1. The hotel staff were really helpful and excellent service. We were there 8 days but not 1 of those days were the sauna switched on. Restaurant is closed Tuesday & Wednesdays but you can order food on one of the apps. We came downstairs on the Monday to get breakfast but couldn't have toast as there was no bread, not delivered yet! Strange a 4 star hotel don't bake their own bread but didn't even have a back up in the freezer. It later turned up. Breakfast is the same every day, overcooked scrambled eggs or fried or a small cold buffet, but not covered so full of flies so we didn't touch it. Hire a bike.

It was a good and comfortable stay at the hotel. Check-in was quick and easy. The man at the reception on 01st September afternoon was really helpful and friendly, provide us very useful information.
The hotel was clean and tidy, the rooms are spacious, beds are clean and comfortable. Toilets are clean and bright.

Very comfortable hotel with lovely, clean spacious room. Stay was let down by the breakfast - everything looked a bit tired and not appetising. Couldn’t eat the croissant as old and stale. Eggs were stone cold.
As other people have mentioned there is a building site at the front of the hotel currently, meaning the seafront is inaccessible although apparently it’s possible to get to a beach if you walk for 5 minutes.

Hotel was very clean and rooms were very modern and nice. However the hotel is right beside a construction site and the beach that is infront of the hotel is closed due to the works. The nearest beach is a 10/15 minute walk and extremely busy and over crowded. We did not know about the construction work until arriving to the hotel it was never notified to us when we were booking the accommodation and it should be as the construction on the beach is not being finished until 2025. When asking the staff member at the reception about the beach being closed he told be the nearest beach was 2 minutes away, but that was not the case. The pool was nice but the gym was outdated the only machine that worked was the tredmill the other machines did not even have plugs so they couldn’t be turned on. The breakfast was limited and the food looked like it had been there for a few hours it did not look to be fresh. The hotel is about a 20 minute taxi ride to the old town of split which was beautiful.

We were incredibly disappointed that the hotel essentially sits on a construction site and there was no mention of this during the reservation process, not was it reflected in the price. $300 per night for an ocean-view room that turned out to be a dust pool of cranes and construction equipment. I understand the construction is a government project, but to charge those prices and make no concessions for upset guests is a scam at best.

The property looks amazing online and how they advertise however not at all what it is. Major construction all the way around - rocky roads to get to hotel, view totally obstructed by construction and the noise so bad we were woken up at 8. Wifi awful and weak security. Employees not helpful and clearly don't care. I asked for managers email and was told they don't want to hear from customers. AMAZING - NOT. Do not stay here

Nice hotel but wrong year
Our stay was only one night. The hotel was very nice, but due to large construction works the entire area was a construction site. Closed beaches, dusty conditions and the sea view was completely ruined by construction works. None of this was communicated to us in advance. While the underground spa was beautiful, it was hampered by a lack of proper drainage, so the showers in the sauna could not be used for fear of flooding.

Hotel is beautiful, staff was very helpful especially reception. The beach across the street is under major renovation (major!) so our sea view was full of construction trucks and beach was unusable. I do not remember receiving communication about this when booking but it’s possible I missed it, either way it is good for other guests to be aware of.

The property looked a little bit unfinished. For instance, the safe was not bolted to the wall. Also, there was public construction outside of the beach right in front of the hotel. Looks like there's a year-long renovation for the area. I'm sure it'll look nice after that is done before now. You basically can't use the beach outside the hotel. Even the view outside of balcony is obstructed by a bunch of construction. That was unfortunate.

The hotel itself is beautiful. But unfortunately there is major beach and road construction in front of the hotel. I was there for a special event and specifically picked this hotel because of the ocean view and beach that was going to be steps away from our door. That was not the case. This was also not communicated before hand. I know city construction is not in the hotels control but we would have really appreciated a heads up on what would impact our stay and directions on how to get to the hotel since the road was closed.

Hotel Fanat was fantastic! The hotel is actually way better than the pictures, it has recently been updated so it has a very modern boutique feel to the place.
It is located opposite a public beach which was nice to lie on some beach towels provided by the hotel. They are really small stones so not hard on your back at all.
The food here is exceptional - I have to mention the beefsteak and truffle pasta which was absolutely divine!
The staff are so lovely, welcoming and friendly - they were all amazing. We asked the manager where we could get the lovely little fig snacks that were in the rooms as we wanted to bring some back, he was so generous he just gave us two boxes to take home!
The location is only a 15 minute cab ride into the centre of Split, Ubers cost around 6 euro each way. There is a little supermarket next to the hotel which is handy for things like water and snacks etc.
They upgraded us to a suite when we got there which was amazing! It had two massive beds with two bathrooms which had lovely Rituals shampoo, conditioner and moisturiser.
Overall a brilliant hotel and very fairly priced. Highly reccomend!

Well maintained and very clean property. Staff has been very cooperative. Located near to the beach. Excellent breakfast with lots of varieties for veg and non-veg. Rooms are well sized. Located in a safe area. We have been told that swimming Pool has not working since months, but still being advertised on the website, so its bit of let down. Restaurant is of ok quality for the price and very limited options for vegeterians, but thats just a minor factor.
