Overall the room was nice and I had a good visit. Check-in was easy and the room was clean when I arrived. Room ran a little hot and the AC system was hard to control though. Someone in my group was given a room that was still occupied but the front desk was able to resolve the issue.

Was exactly what we needed.
We booked at Box House for a Xmas weekend in NYC and we wanted a place that could allow us to explore the surrounding neighbourhoods and jump in and out of Manhattan with ease. We could walk to the 7 line and Hunters Point Terminal easily and the surrounding area had cozy coffee shops and great local shopping. The desk staff were great - housekeeping was very responsive (there was the daily game of “what towels will we or won’t we have”) and the property great. It’s an old factory so expect ambient noise from other suites / doors / pipes, it’s not loud just “there”. I will ask this to the ownership group of the hotel - what’s with the prison grade toilet paper? I’m not even kidding. There’s a lot of good with this property, a few tweaks and it could be great.

Nice hotel, weird booking mixup
I was told when I arrived that I should have received an email from Expedia (note I booked through here not Expedia) that my room was no longer available and I would have to find a different place to stay. It was super weird and random. It was 9p at night and I was in town for business so I politely said they must have another room available, plus I never got said email. And just in general was super perplexed how that's even possible and wouldn't you call someone for a drastic change to someone's plans instead of a random email through a third party??? Anyway, they let me have another room, problem solved, but wouldn't you just solve that by giving someone a room in the first place? All to say, it's a very nice place to stay in lovely Greenpoint but they have to figure out their communications

Poor overall experience
Not a great location… very ugly and inconvenient 13 min walk from 7 train over a freezing bridge from Queens to Greenpoint. Nothing in close proximity of hotel. Desk staff is not very helpful/friendly. They told me I could check in by 2pm (earlier would be a $75 fee) when I called the night before, as I had a meeting, but when I got there they made me wait 20 mins and I was late for meeting. They also ran out of lotion all day and my suite had none… what hotel runs out of lotion?? The bathroom also was clearly not cleaned on the shelves… I took video.

Almost as trendy as its Greenpoint location
This hotel is in keeping with the location in trendy Greenpoint, Brooklyn. It is modern warehouse style hotel. very informal and perfect for short stays in the area. Surprisingly poor service from the front desk staff on arrival, but otherwise the stay was enjoyable. The room was a decent size, positively large compared to what I expect in Manhattan, and comfortable enough. Decent no frills bathroom.

There were some great things about this hotel, but small things could've made it better. There was one young gentleman at the front desk who was great. Everything is about people and how they treat you. There were a couple of female front desk personnel who were surly. They initially gave us a bad room with no windows, but then we got a new room with windows a couple of hours later. The breakfast restaurant guy was great. We went there because the price was okay for the area, and the rooms were big. Would I go again, maybe if the price was right. No, with it's current pricing. Also, I absolutely hate it when cleaning personnel wait until the end of the day (like 4:30 pm) to knock on your door to see if you need the room cleaned. We had the please clean our room notification for several hours (10-3) and the cleaning folks kept walking by and did nothing.
