Upper floor rooms too noisy.
Good check-in and breakfast staff. Breakfast very good. Rooms on roof area are noisy as others socialize right outside these rooms. Asked staff to have the roof top closed to socializing after 10pm. They said they would but it did not happen. Also noisy in these rooms as staff stay next to these rooms and they work early and late.

Good hotel for the money in Yangon
This is Yangon. Hotels are over priced. This review is calibrated to Yangon's hotel situation. Given the qualifications above, Beautyland hotel 2 is a good hotel for the money. Rooms were clean by Myanmar standard. Breakfast is Coffee/Tea, bread, fruits and 2 eggs prepared to your style. Must say bf was good. Being at 33rd street hotel is near to Scotts market, the ultimate tourist trap. That said its still a good stop where you can get almost everything you want there. Bargain hard before you buy.
Lastly the staff were always willing to help when asked.

2 nights in Beautiland 2
Overall the stay was ok. The hotel is centrally located in downtown Yangon - close to points of interest, the markets and the railway station. Although the room fridge was not working we were able to use the fridge in the restaurant.

Good Effort
Front desk was very helpful, room was very aged. Good effort by having clean sheets, but the bathroom is not for the faint of heart. Location is central but tough to find stuff to do as the city is still developing. Would stay here again but more than a night or two.
