1. Please no parties or events. Respect the neighbors & keep noise levels to a minimum.
2. Please no smoking of any kind on the premises.
You will be charged a $50 fine if we find ANY evidence of smoking or vaping.
3. Please no unregistered guests allowed.
4. Please do not eat or drink in the bedrooms.
5. Please respect the noise curfew and be quiet by 10pm.
6. Please turn off the AC and turn heat down when you go out and check out.
7. Please respect the owner’s home, yard and furnishings.
Damages exceeding the security deposit will be billed to you.
8. Please report any damage that happens during your stay or it will not be covered under the damage waiver.
9. Please do not rearrange the furniture.
10. Please do your dishes and clean up after yourself.
11. Please take the trash out before you leave.
12. NO illegal substances allowed on premises.
13. Pet Fees are non refundable
Arrival & Departure Information - Our check -in time is 4:00pm and our check -out time is 10:00am. Early check -in or late check -out can be arranged for a fee, depending on availability. Please text the office at (208) 371 -4487 to check for early arrival or late departure, as it is NOT guaranteed. Our cleaning and maintenance crews try to have the occupancies ready before the 3:00pm check -in time. If unforeseen circumstances extend the length of time for services, we apologize in advance, although this rarely happens.
Payment Terms - The credit card provided will be charged for length of stay and any fees incurred, unless other arrangements are made. At time of booking, a security deposit of $250 will be charged, with the remainder to be paid no later than 30 days before stay. The total balance and security deposit is due upon booking when property is booked within 30 days of stay.
Cancellation - If you need to cancel your reservation, call as soon as possible, so we can try to re -rent the property for the same dates. We have a no refund policy. The only refunds we issue occur when the property is re -rented for the same dates.
Guest Requirements - You must be over the age of 25 in order to rent a home from Property Works. This Guest Reservation Contract cannot be transferred to anyone else and subletting the home is prohibited. The guest booking the property will be the responsible party for any intentional damage to the property for the length of the reservation. Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposits and/or money collected, and the party will not be permitted to check in. Some of our homes are in neighborhoods that have full time residents, so please be courteous with parking, outside activities, lights, and noise. If neighbors call with noise complaints during your stay, you may be asked to leave without refund. Absolutely no drugs, parties, illegal or immoral activities allowed at any of our properties; violators will be evicted.
Pet Policy - Pets are allowed in some properties with prior approval and incur a $75 pet fee per stay. If pets are found on premises without prior approval, a party may be asked to leave and the card on file will be charged a minimum $300 cleaning fee and any additional charges for pet damage.
Maximum Occupancy - Each property has a maximum occupancy, which is enforced. Parties violating the maximum occupancy will be evicted without refund.
Supplies - Supplies provided are as follows: shampoo, conditioner, hair dryer, bed linens, bath towels, washcloths, hand soap, dish soap, dishwasher soap, cooking utensils, irons, ironing boards, and laundry soap. Beach or swimming towels are not provided. If needed, please bring your own beach towels for your stay.
Equipment - Pack and Plays are available for a $35 fee per stay. Please call us with this request in advance and we will do our best to accommodate.
Cleaning Fee - Please leave the property in the same general condition as when you arrived. A cleaning personnel will arrive after check -out to thoroughly clean and inspect. If excessive mess, such as spills on carpet, are discovered, you may be charged an additional cleaning fee.
Housekeeping - If you wish to have housekeeping services during a longer stay, please contact the rental office for prices and availability.
Smoking Policy - Absolutely NO SMOKING on premises. If evidence of smoking, smell or smoking materials, is found upon departure, an additional $300 cleaning fee will be charged to the credit card on file.
Unforeseen Circumstances - Property Works holds the right to cancel your booking due to system errors, such as, but not limited to, when a property is booked by multiple parties for the same date or dates. We also hold the right to cancel your booking for other circumstances affecting the quality of the property, such as an urgent need for mechanical repair to essential items.
Legal - The guest agrees to indemnify and save individual homeowner, Property Works and its employees, free and harmless for any liabilities or any loss or damages whatsoever arising from, related to, or in connection with the rental of the premises. This includes, but is not limited to any claim or liability for personal injury or damage or loss of property, which is made, incurred or sustained, by guest or guest of a guest, or any occupants of the premise.

This modern apartment is just a minute walk from restaurants, venues, retail stores, and everything else that downtown Boise has to offer. This space features a full kitchen, large flat screen tv, a queen sized bed and lovely views of downtown boise. This loft is on the 2nd story of the Grey’s Lofts apartment building in ‘BoDo’ - Boise Downtown.
This property uses curbside parking and is 3 miles from the interstate and Boise Airport. After each guest stay our team thoroughly cleans the space to ensure CDC Guidelines are met to help your confidence during the booking process.
