Very nice and comfortable
The first day, we had a flight delay, and came aroun 1 hour later than the stated check in with the staff, they kindly waited for us. Room is big and comfortable, well equiped. It has air conditioned, fact that made me very happy.
The only thing I would point, is that, at least here in Expedia, it states that Breakfast is included and it wasn't. No problem, in front of the restaurant, there's a small market whre you can buy fruits, milk, bread and so on.
Bus stop is in front of hotel, and remember to GET YOUR TICKETS BEFORE TAKING THE BUS and VALIDATE THE TICKET IN THE YELLOW MACHINES INSIDE THE BUS. There's a tabbachi store one street away from the hotel, where you can get the bus/tram/metro ticket for 1.5 eur.

No breakfast,but not too bad for the price.
Calling this place a "Bed & Breakfast" is very misleading - there is no breakfast service!
Although this kinda figures for the price..., it is very affordable. Still, it should be called a guest house, not a B&B! The room itself was lavishly,garishly pink in it's colour scheme, even the bed side lights had hot pink shades. Very tacky. It felt a bit like a brothel room - not that I've ever been to one of those... :) The location is a 10 minute hike from Termini, which is a wee bit of a hassle, but the neighbourhood itself has a very authentic rustic charm. It's away from the tourist mecca of the Termini area, which is kind of good thing:) Staff were okay - friendly enough. Straightforward, no frills. Not too bad for the price.

I wouldn't call it a hotel
The hotel is located in rather not nice neighbourhood, there is no reception at the hotel, so if you have an issue or want to talk with the stuff - not possible, only via messages on the internet or call.
I wouldn't call it a hotel, it is smth like couple of appartments redone to be a hotel.
Minuses:
- Our room didn't have a proper door, it was a sliding door that was not closing firmly so between the wall and the door there was a 7cm loop, so you hear everything what is going on on the corridor and all the main door/toillet door openings, steps, other people etc.
- It is located quite far from the city center so you have to get on some buses
- No reception - If you have a questions/problem/issue/request - you need to communicate via messages on the webpage
- The breakfast offered was not a breakfast, the Expedia web-page said that "Continental breakfast" was included into the price, in reality you get a voucher for a coffee and one pastry at the cafe downstairs, which is not enough for a breakfast at all
Pluses:
- The room was cleaned very properly every day
- The response time to the online messages are quite fast, but it is not enough usually and you have to write-write again and again
- There is a bus stop directly in front of the hotel that can get you to the main locations of Rome
- THere is a grocery shop in front so you can buy some food there

Disillusioned. But Rome was great.
When I arrived at the door of Max House, the telephone number displayed for calling reception was not in use. I had to dig out the email to find another telephone number -- bad start! Had to call 2 or 3 times. There was no reception. The bed-spread over the bed seem to be the one used for previous occupants it had a certain odour. I could be wrong. There was no tumbler provided to get some water from the tap.. So had to go out and buy bottles of water. The electrical outlet for shavers was broken. Only half a roll of toilet paper was available!!! No toiletries present. The hot water tap in the shower was loose and almost broken with the effect hot water flow was intermittent (Photographic evidence available to hotels.com if interested). The worst place in my travels all over the world. Almost all of the reviews were nonsense if our experience is any guide. Reviews did not match what we encountered. Breakfast was at nearby cafe consisting of a small cup of coffee and tasteless croissant or whatever it is called. Stay away. I give this unalloyed review to help travellers. Rome is a great place but not this joint.... sorry.

Everything was really good considering the price. Breakfast was just croissant and coffee at a cafe downstairs, but I am not complaining.

Good choice
I decided to give this bed and breakfast high review because of the following reasons.
1. It is fairly close to Termini (Rome's main station). I am a 30 year old athlete and it took me 20mins to walk from the hotel to this station. So it is not exactly that close but by Europeans standards, it is very close. If you arrive in to Rome during the day, it will actually be nice to walk but if you arrive at night and you are not sure of where you are going, please take a taxi right infront of termini
2. The hotel is quite easy to find. I would recommend you email the hotel manager and tell him/her when you will arrive especially if you will arrive late.
3. The hotel rooms were clean and the rooms where cleaned every day. the room has a TV and an aircondition so if you go to Rome in July, you will be fine,
4. The bathroom is also clean all the time, however the shower is quite small so if you need a bigger shower, this place is not for you. This was the first time, I had to share a bathroom and it was not bad at all because not that many people were in the hotel at the time. Also if you are uncomfortable sharing bathrooms, this is not the place for you either
5. Breakfast was good, you get a croissant and tea or coffee depending on your taste, I wanted a big breakfast so I skipped the free breakfast a lot.
6. The hotel is close to termini so that means you can take the train to many of the tour sites in Rome.
Posizione ideale tra l'Università e la stazione, quindi consigliato soprattutto per studenti o viaggi brevi. Stanza carina e sufficientemente spaziosa. Proprietari disponibili, anche se presenti solo al check in.

La ubicación, si bien no es centrica, al estar cerca de la Termini permite conectar todos los lugares de interés mediante el uso del transporte publico con mucha facilidad

Rome short stay
This accommodation was a little hard to find but concentration on street numbers and searching for the correct buzzer was the key. The accommodation itself was comfortable and well maintained. It was also within walking distance to Rome termini station which was good. The shared bathroom was clean and modern. The bed was comfortable. There was also left access to the room which was located on the first floor. Breakfast was in the neighbouring bar and was a nice little social spot.or price, very good value.

Great base for Rome
Was made welcome by the owner, who lives in a different apartment on the same floor. There are three bedrooms sharing one bathroom. Never saw the other guests, and had the place to myself for two of the four days. Breakfast was coffee and a pastry at the cafe on the corner, using a voucher. The flat is about 10 minutes walk from termini train station, so fairly handy for metro, buses etc. The area is quite lively at night, so had to close the window and use air con to get some sleep. As a woman travelling alone, I felt safe both in the b&b and the local area. The bathroom was clean, the shower worked well, with a lit up mirror and excellent hair dryers. My room had a big lockable wardrobe and table and chairs. There was a small communal fridge for water, free wifi and a tv in the bedroom. All in all it felt quite homey and comfortable.

You get what you pay for
Pros:
- It was pretty alright for the price we paid (although there was other places in the same price range).
- The room was simple but comfortable.
- Nice clean towels on regular intervals.
Cons:
- While the personal was friendly enough, they were hardly ever there. We rang the bell to the "reception apartment" in the mornings around 07.00-09.00 and in the afternoons around 17.00-19.00 for several days without getting any response.
- The cleaning was not very well maintained. The dust on the floor remained our entire stay (5 nights). Bathroom and common areas were better maintained.
- It was further away from "convenient" public transportation than expected. The train station was fairly close, but it still took a while to get there. If you are not up for walking 20 minutes before hitting the bus connections - reconsider.
- Do not believe that it is a B&B. The breakfast is coffee and a sweet bun at the closest bar/café (approximate worth: 2,5 euros per person). It was alright, but it can hardly be called a B&B.
- The Wifi was not working several of the days we stayed there. For us this did not matter much, however with no personal present, this might be something to consider if this is important for your stay.
- Our room was located toward the big street outside, which was very noisy and we were woken up every morning around 05.00 due to the traffic. It might be nicer in some of the other rooms.
