The staff was very helpful but not around much, you could contact them through a WhatsApp number. My room didn’t have a private bathroom, but it had a kettle, a mini fridge and a sink, so it was comfortable. The bed was lumpy making it a bit hard to sleep, and the window didn’t open more than four fingers, so it got very hot inside the room. Bedding and towels were very clean, but the overall state of the guest house was dated and I would argue neglected. The shared bathrooms were not as bad as I thought, I didn’t have to wait or ran into other guests while using them. The shower was clean, but had signs of mold on the corners and the bathroom with the shower looked like it hadn’t been updated or maintained in quite a few years. The location is amazing, with lots of busses stopping right in front, both towards and from the city center. There’s cafes and 24/7 convenience store on the next block, so it’s easy to grab food and a snack even if the guest house itself doesn’t have a kitchen or breakfast service. Overall, I think it was a nice stay for the price, the cheapest private bedroom close to the city center. The property could definitely improve with a loving hand and a deep clean, so it frustrates me that such simple measures are not being done.

The room was not at all as pictured,. It was more run down and it didn’t look clean. The rug had not been vacuumed, and there was a large area rug on top of wall to wall carpeting, which made me wonder what the heck was under that but I was too scared to lift it and see. We did not stay you left immediately and found someplace else to go.

Pillows were yellow, drains did not drain, and the place needed a good cleaning. Stayed three nights and only saw staff when we checked in. This is a problem because the doorbell rings all night long. 30 minute walk to Waverly and the Royal Mile.

The guesthouse is a great place to stay if you’re on a budget or even just in Edinburgh for a short period of time. It’s about a ~30/45min walk to central Edinburgh, however it is right off of the local bus lines which made it very easy to commute in/out of the city. The room was spacious with plenty of storage, had a tv/fridge/and tea kettle, and the bed was comfortable and big enough to share between two people. The bedroom door was thick enough to where it was hard to hear people in the hallway talking, but you could hear other doors opening and closing. The shared bathrooms are convenient to each room, but I would recommend bringing shower shoes to get from place to place. The bathroom itself was very clean. The two negatives I had of the bathroom were low supply of toilet paper and soap at times and the water pressure was very low. It would be a struggle to wash your hair if you’re a female. Overall, we had a great experience for the cost, service, and expectation of the Guesthouse.

Mein Zimmer (Nr.3) war im Keller, auf der gleichen Ebene wie die Angestellten-Familie mit ihren Kindern. Ein steter unangenehmer Essensgeruch war ständig in der Luft. Mein Zimmer war dunkel und kalt, außerdem fürchterlich dreckig! Einzig angenehm war die Matratze! Das Gemeinschaftsbad und ebenso die Toilette waren eine einzige Frechheit. Schmutzig, verwahrlost , abfallende Tapeten, Löcher in der Tür - alles eine einzige Zumutung!

Stuck in a dimly lit basement with just a duvet and one sheet underneath me with torn wallpaper and a window rotted away so the glass was falling out. The shared toilet door had a 6inch by 6inch cover section chewed away the shower head would only go horizontal and the carpet in the room was terribly stained. I will not be back. It was a roasting hot day and you couldn’t turn the radiator off the staff had to come twice with different adjustable spanners to turn it off.

It took awhile to even be let inside the door. I get to my room downstairs that did not look anything like the pictures posted and then other ladies having the same problem getting in start banging on my window to let them in the front door for a good 15 mins because the employees weren’t letting them in. Also there is no front desk area and they don’t respond quickly to messages if they even respond at all. I would not stay there again.

Clean room, I dealt with a friendly lady who showed me my room in the basement, told me where the shower and bathroom was. Location was noisy and there was some people up stairs speaking very loudly. I enjoyed my stay as I was alone but if your looking for somewhere more modern and luxury this isn't the place for you. I booked it purely for price.
