Directly on the sea with a private swimming pool for the exclusive use of guests

Directly on the free beach, the property has its own door to the sea.
Apartment / portion of villa/ a part of a private villa: accommodation - a few meters from the sea, next to the free sandy beach; activities - water sports, archaeological tours.

Apartment / half of a villa dedicated to a single group of guests / one or two families who have exclusive use of the swimming pool. There are no other guests, but only the owner's family, who live in the other half of the villa and who take care of the maintenance of the property.



Just 30 minutes by car from the Fiumicino International Airport "Leonardo da Vinci" and 40 minutes from the historic centre of Rome.



To go to Rome:

exit on the Rome-Civitavecchia A12 / E80 highway: distance 1 minute from the house, after 10-15 minutes take the Torrimpietra exit and go by Via Aurelia SS1 until Rome GRA (great ring road) it takes 10-15 minutes and enter into Rome.



The kitchen - dining room with the mini heated pool (not heated in July/August) is located on the ground floor veranda with the entrance.



The house and kitchen are equipped with the things that our guests usually use.

In the kitchen you will find: refrigerator, dishwasher, washing machine, dryer, microwave oven, gas stove with 6 burners, 90 cm gas oven / grill, drinking water filter on the sink, ham cutter, toaster, kettle, moka ..



The beds (in four bedrooms):

a super king bed 200x220cm;

a king size bed 190x210cm;

a queen size bed 160x190cm;

a double bed 140x200cm.

On the beds there are comfortable mattresses covered with waterproof mattress covers, there are zipped pillow covers (first layer) on the pillows.



The large swimming pool (has the shape of a trapezoid of approximately 16ftx32ftxh6.5ft) is for the exclusive use of guests and it is open from April to October, barring unforeseen circumstances.

The temperature of the outdoor pool depends on the air temperature. If the maximum air temperature reaches 28 ° C (82.4 ° F) during the day, the pool may be 27 ° -29 ° (80.6-84.2 ° F). In September it usually stays above 25 ° C (77 ° F). In October it is 20°C-24°C (68°F-75°F) and depend of the presence of the sun.



The mini pool is a real pool for a group of people who want to use a whirlpool or simply warm up, it has continuous infinity filtration, it has a filter designed for large pools. The water is drained from the pool after each guest



The treatment of the mini pool is active oxygen in order not to smell the chlorine in the kitchen-dining room. The water is heated 24 hours a day (34 °C-36 °C). Heating is not available in July and August for the reason of natural heat and the air conditioning works inside the house, however the water reaches 30 °C-32 °C .



The city has a door-to-door separate waste collection. The things that must be disposed of separately are glass and aluminium bottles, paper, plastic, organic waste. We ask only to separate the rubbish; the owner will throw the garbage out of the gate when the right day arrives.



Please do not leave (for hygienic-sanitary reasons) the waste (from "beachcombing") in the boat shed, there are several municipal services / associations that collect garbage from the beach. Otherwise, if you take some waste, you have to throw it personally in the undifferentiated collection (we do not need the extra waste!)



Cleaning of the swimming pool during the stay of the guests is carried out every 2

days and is included in the price.
During the cleaning of the pool, the use of the pool will be suspended until the water is clean, to avoid damage and for personal safety, access to the terrace in front of the lounge will not be possible.



Summer. Inside the apartment there is central air conditioning, it has 4 grids in 4 bedrooms, the air flow is adjustable in each bedroom; the kitchen on the veranda is refreshed thanks to the living room / corridor grids.



Winter. There is central underfloor heating in the building, and there are infrared panels on the veranda (they heat objects, body, not the air).

It should be noted that on the veranda there are two windows that are always open in the presence of the mini swimming pool in operation and small holes on the glass roof above the oven (without the mini pool started) for proper ventilation of the veranda.



Note / rules



It is proposed part of a private inhabited villa,

the stay must not exceed 7 nights for technical and personal reasons.

Parties, animals, extra guests and disturbing noises are prohibited.

Hours of silence 22.00-8.00

We accept children aged 7-12 only, the deep pool and the edge of the sea side terrace are not fenced;

the terrace is located at a height of 2 meters above the coastal path; the place is absolutely not suitable for small children due to the risk of accidentally falling under, (please do not make reservation requests with small children, the owner does not want to have any responsibility).

Children aged 13 and over are counted as adults.

Please let us know the age of your children before making your booking.



Included in the price:

secure parking for 2 cars inside the courtyard with remote controlled automatic gate,

air conditioning / heating according to the season,

unlimited wifi,

bed linen for 4 double beds (blankets / plaids / duvets according to the season)

pool cleaning every 2 days during the stay (as needed).



Towels are not included in the supply, in case of need please bring your own bath / pool / sea / kitchen towels.



The house must be left clean by the guests (basic cleaning): clean the kitchen (wash the dishes, clear and clean the refrigerator, etc.), collect the rubbish, leave the rooms / beds in the state in which they were delivered with the floors / clean mattress covers.

Otherwise the extra cleaning of the house / beds / bathrooms will cost 150 euros.



Extra upon request:



additional beds 50 € / bed (additional beds are not available for the summer months):

child's bed (70x170cm),

loft bed (80x200cm).



mini-pool (on the veranda with kitchen) 300 € (July-August);

€ 400 (September, October, November, April, May, June);



The ignition / heating / treatment of the mini-pool at an extra cost is carried out only upon request made before booking (at least 3 days before arrival necessary for preparation, it takes one or two days to heat the water before the arrival of the guests , which also depends on the outside temperature).

In case guests do not want to have this mini pool available, the pool remains without water and not accessible during the guests' stay in order not to damage / dirty it.
