Quant old boarding house, great service very friendly, really good breakfast included along with sodas, coffee, hot chocolate, tea and snacks. The beds are a little small but comfortable.

Yummy breakfast
The pictures of this house are misleading. This old historic charmer has been neglected to say the least. We reserved the Peridot room which had a wicker bed frame which was wobbly, and a mattress that was quite uncomfortable. We both kept rolling toward the middle. The room and bathroom were both in need of updating and thorough cleaning. The linens and towels were clean, it was just the carpets and trim that seemed dirty. The shower was so tiny; if you dropped the soap, you could barely bend down to pick it up. At least the room had a ceiling fan and A/C, so the temp was comfortable. The whole house smelled like an old house, including our room. I want to end this review on a positive note by saying the woman who helped run the place (I think her name was Julie), was extremely sweet and helpful, and they serve a yummy breakfast, so we never walked away hungry.

Stranded in Franklin, N.C. by my car for 5 days, I couldn't have picked a lovelier town or a lovelier B&B to stay in. The proprietor, Maureen, and her crew were all wonderful. Photo is of the Peridot room where I slept like a baby.

Old and interesting B&B with superb breakfast.
Booking through was terrible. I would have done better using anyone else. Room too small. Bed excruciating small. Breakfast was extraordinarily excellent.

Tiny & Convenient
We stayed in the Amber Room. It is VERY tiny and has a tiny shower. There is a small tv with access to one channel. Overall, the stay was pleasant. The lady running the place is very nice, and the breakfast is absolutely delicious: homemade biscuits, honey butter, fruit, eggs, bacon, and more. The architecture of the place is interesting. The town has several interesting restaurants and bars to check out. Everything is within walking distance of the B&B, so no need to worry about street parking. Lots of waterfalls with easy access to explore nearby.

Lovely home. Very nostalgic for us as many of the furnishings reminded us of our grandparents homes. The hostess was quite accommodating and a kind soul.

Quaint old place built in 1888 with a lovely old lady who owns and runs it. The breakfasts are delicious and she is attentive to any dietary needs. The rooms are small, Franklin itself is somewhat run down but a good place as a base to explore the mountains of Western NC.
