Friendly welcome and excellent breakfast. Good value for price paid. Rooms very tired and look stuck in a 70's time warp, with woodchip wallpaper and avacado bathroom suite. Would I return? Yes, if the price was cheap enough, but not if I was looking for a more luxurious stay

Staff was very helpful, I was in the attic and room was very spacious for a family of 4. The only problem was banging on the wall in the middle of the night but that was sorted the next evening. It was a loose slate on the roof

Very good hotel. Owners very welcoming . Breakfast good could maybe do with more healthy options like bran flakes, yoghurt etc but very tasty cooked. Room abit on the cool side but very comfortable. I small niggle though, maybe soap to wash hands would be good. All in alll a very pleasurable stay and would have no qualms in choosing to stay here in the future

Very pleasing hotel situated in a good location.
The Royal Oakwell is a good hotel, not far from the seafront and situated on the South shore but a more central position between the Blackpool Tower and the Pleasure Beach. Good for walking and the bus and tram stops are quite near too. Our weather the first two days was mild and pleasant but thereafter we had very stormy, rainy conditions, which necessitated us using taxis quite frequently and in the evening to go out to various restaurants for meals. There is a lot to do in Blackpool but again the weather impeded us somewhat, but still managed to do and see quite a lot and it was lovely to see and enjoy the illuminations.

Really nice hotel. Around a 10 minute walk from Blackpool South train station if you're quick walkers like us!! The owners Mark and Sylvia are genuinely lovely people and really engaging. Breakfast is buffet style and was good. Room was small (we knew that when we booked it) but adequate for our needs and very clean. Bed was soooooo comfy. My only tiny niggle was that the shower had a curtain rather than a screen but that's personal preference so it's all good if you don't mind that. The bar was very reasonably priced..... A lot cheaper than the pubs. Great little find and so glad we stayed here. We would certainly go back here in a breath. Thank you for a great stay. Would def recommend.

Great hotel close to the center of Blackpool.
From the moment we got there we were made to feel very welcome. The hotel itself is very, very clean and the breakfast is superb. Our room was a very good size and I genuinely believe it represents very good value for money. There is a bar but no draught beer is available but this certainly did not bother us at all. Very child friendly and there was even board games left in the room. The WiFi was ok. All in all a very good value hotel. So much so we are booking to go back for a long weekend in September .
