Why the bad reviews ?
Had an army reunion in Leconfield so we looked for somewhere to stay in Beverley as it’s the nearest place. Saw the bad reviews about this B and B but didn’t mind because we didn’t plan on staying in long. We had room 3 which had a double bed, single bed and a single transit bed. Bathroom was lovely, spacious and had a great shower and sunken bath. The main room contained a fridge and tv as well. Room was cold in the morning when we woke up. Sent a text to the owner and they immediately brought a portable heater up to the room and also sorted the heating problem out. Overall it was a pleasing stay and I wouldn’t have any problems stopping here again, especially for the price which is really cheap.

Cheap - wouldn’t recommend unless you have to
Needed to stay in Hull last minute - there was nothing else available. I can see why this place was left. On arrival I rang a ring doorbell and was then asked to call a phone number on the window for someone to give me a code to get into the house and then another code to get into the key safe for the room. The entrance was smelly and although I could see there were some works going on (scaffolding, ladders, paint etc.), these works looked like they had been going on for a while and weren’t finished though. The room smelled of cigarettes as if the previous people had chain smoked in the room. The bathroom was dirty and had hair in the sink and toothpaste marks on the bathroom shelf. A very interesting experience and somewhere that I wouldn’t stay again in a hurry. Only bonus was in a cost of living crisis the heating was blazing on arrival and super warm!

Horrible place, awful host.
Awful from the arrival up to checking out early. They advertise free parking yet there's no car park. You have to park on a public road, in narrow, winding streets near Beverley Minster. So arriving at night in Winter is a definite no-no. They advertise free WiFi and there is none. I booked in for two nights on business. When I messaged the host (John) to enquire about this, his response was to ask me how much I paid for the room. As if this was some sort of deciding factor in a customer getting something that was clearly advertised (Free WiFi in rooms is still on their page). The room I stayed in was shabby. With a threadbare carpet, patches on the walls, a barely-functional bed with nails sticking out of the footboard on both sides and a cheap, thin and stained mattress (which the host claimed was "brand new". The shower barely gave a trickle, from a clogged and dirty shower head. I checked out after night one and the host refused a refund for the second night on the basis that I'm leaving these reviews so people don't encounter the same issues. Seriously, if you're staying in Beverley and the two options are this place or sleep in the car.....take a warm blanket, thermos and find a nice lay-by.

Unsafe, carpets lift and block door from opening, overall all areas unclean and in poor state of decoration and repair. Another guest were burgled shortly after arriving. Would not recommend anyone to book this establishment.
