PRV Vacation Rentals & Property Management Terms
Booking and Payment:
A rent deposit is due upon making the reservation. Upon making your deposit, your confirmation will itemize the schedule of future deposits and the balance due in full no later than 60 days prior to the arrival date. If a deposit or any portion of the deposit is not received by the due date, the property may be released for general lease. Payment for advance deposits can be made by credit card, check money order, or certified check. Please remember to put your reservation number on your check or money order. A $30 bank charge will be assessed for all returned personal checks.
For reservations made within 60 days of the arrival date, payment must be made in full by Mastercard, Visa, Discover or American Express.
If any deposit or portion of the deposit is not received by the specified due date, your reservation may be canceled and the property released for general sale.
A confirmation leased agreement will be e -mailed to you. Please read this carefully, sign, and return within 5 days of receipt. Many of you will vacation with other family members or friends, but only one person signs the lease. We hold the leaseholder responsible for payment and all the responsibilities spelled out in the lease.
CancellationsAll cancellations or reservation changes (including changing dates and switching homes) must be made in writing. The guest is responsible for verifying that PRV has received their cancellation letter. We cannot refund any advance payment for a canceled reservation unless the home is re -rented for the entire period and prepayment has cleared. We make every effort to rebook your home: however, if the home is not rebooked, you forfeit all monies paid. Once your reservation is confirmed (i.e. money deposited in the owner's account) any cancellations, changes of dates, or switching of homes will invoke the cancellation policy. If a cancellation is successfully re -rented, all the rent and taxes will be refunded, less a $250 cancellation fee. We urge you to consider the Travel Protection Insurance we offer to avoid some of the risks associated with the necessity of a cancellation.
Unavoidable ChangesIf circumstances arise beyond our control, we reserve the right to cancel the booking and in such event, all sums paid will be refunded. No interest or compensation will be paid. Or alternatively, subject to availability we will offer alternative premises of similar standard if a major change in the booking is necessary. If this is necessary we will endeavor to give as much notice as is reasonably possible.
This is required to cover any breakage, damage, or losses whilst staying in the vacation home. The client is solely responsible for any damages or breakages that may be caused to the vacation home or its contents.
We offer Protection Insurance for a $49 non -refundable fee. This covers damages up to a $3000 maximum
pay a conditional refundable security deposit of $300.00 which will be charged with the final balance. All or part of the security deposit may be retained to cover excess cleaning costs, replacement or repairs to the vacation home or its contents, excessive utility bills, e.g. leaving appliances on throughout your stay or created by external doors being left open whilst the air -conditioning is on. Any defects or omissions found on arrival must be notified to the Management Company within 24 hours of arrival or you may be held liable.
The premises will be available for occupation from 4.00 pm on the first day of the rental period. For security reasons do not enter the home or use the pool or Hot Tub until after 4 pm. Check -out is by 10.00 am on the day of departure. Please leave the home in a tidy condition. A charge will be made from your security deposit if excess trash is left.
If you require an early check -in please ask at the time of booking.
A charge of $50 is required for early check -in.

Maximum Occupancy/ Overcrowding
Occupancy should not exceed the bedding accommodation provided with the home and the posted occupancy maximum. Overcrowding is a serious situation and is grounds for eviction. Please also note that maximum occupancy limits apply to the home at all times, parties and gatherings are not permitted. Please do not jeopardize your family and friends vacation by overcrowding. Upon signing your lease agreement, you will be asked to complete an occupancy list. It is the responsibility of the guest to update this if there are changes.
All of our vacation homes are privately owned: therefore occupants are limited to family groups only. No Sororities, fraternities, wedding receptions, or spring break parties.
You must be 21 years of age or older to obtain a rental agreement on a property and anyone under the age of 21 must be accompanied by a parent. Should a group misrepresent itself, it will be evicted immediately without a refund.
No liability is accepted by the owner or their Management Company whatsoever for death, personal injury, accidents, loss or damage to persons, or personal effects however caused as a result of the use of the vacation home or pool. This waiver extends to people visiting the vacation home as guests of the client(s).
The client is responsible for taking out adequate insurance to cover all risks.
No liability is accepted by the owner for loss of mains services or failure of appliances, loss of use of pool, nor any actions taken in the vicinity of the property by any authority over which the owner has no control.
The vacation home is situated in a community, which consists of both residential and vacation homes. The owner or the Management Company cannot be held responsible for any ongoing construction or alterations to existing vacation homes or any noise on or around the community.
The owner or their Management Company do not accept any liability whatsoever and no compensation or other payment will be made for loss, damage, or injury caused by Force Majeure (e.g. war, strikes, adverse weather, disasters, earthquakes, terrorism, transportation, or other events beyond the owner’s control).
For the comfort and safety of our guests,
smoking is not permitted anywhere in the home. However, guests may smoke in the pool area and surrounding gardens. If guests are found to have smoked inside the vacation home, the full security deposit will be forfeited to cover the costs of cleaning the Air Conditioning System and fumigating furnishings etc...
Animals and Pets
Animals and pets are not permitted in the vacation home unless it is advertised as pet -friendly.
In the unlikely event that you should have a problem with the rental home or its facilities, please bring this to the attention of the Management Company immediately so they can investigate and attempt to resolve the issue locally.
If you are still dissatisfied with the outcome, please send the complaint in writing to the management company within 14 days of your return home.
If you do not bring your complaint to the management company's attention immediately, you will not have allowed them the opportunity to satisfactorily resolve your problem - in these circumstances, we will be unable to assist you with your complaint - we cannot try to put things right for you when you have returned home!
Please note, however, that we cannot accept responsibility for the actions or omissions of our management company staff or the staff on a complex.
Pool Heat during your stay:
Should you take the option of having your swimming pool heated during your stay please note that the pool heater is activated on the morning of your arrival and runs on a timer with the pool equipment. Should you wish the pool to be hot for your arrival it is recommended that you pay for an additional day or two prior to your check -in

This beautiful 3 bedrooms 2.5 bathroom townhome is located on the Reunion golf course in the heart of Kissimmee. Guests who book this home have access to many of the resort’s facilities including several pools, a fitness center, and walking trails. Conveniently the nearest pool is less than a five -minute walk away!
The home itself is decorated to give this spacious floorplan a cozy feel. The open plan living space has a sitting area with a flat -screen TV and a dining table to seat 6 for dinner. There is also a patio where you can relax and enjoy the view of the greens. The well -equipped kitchen has granite countertops, bar stools, and stainless steel appliances. There is also a washer -dryer and half bath on this level for guest’s convenience. The homes master bedroom is on the ground floor. It has a queen bed with a deep mattress, flat -screen TV, and an attractive bathroom that features a garden tub and walk -in shower.
Upstairs there is a large bedroom with a king -size bed, flat screen TV, and a huge walk -in closet. There is even a work area for those who need to keep in touch with the office during their visit.
The final bedroom has 2 full -size beds, modern TV, and double closets. These bedrooms share a Jack and Jill bathroom with double washbasins and a generously sized walk -in shower.
For those who do not want to travel far, there are a variety
of restaurants to try within the community. If you do want to venture further afield you are close to everything in the Disney area. The theme parks are about 10 minutes away. There are also lots of shops and plenty of places to eat close by. You can choose to visit Irlo Bronson Highway (192) or the new vibrant area of Champions Gate. No matter what you intend to do during your visit you could not pick a better location to call your home from home!
