The first week I booked a double room knowing that the rooms are very small, I ended up in the basement sandwiched between the toilets. The second stay a week later I booked a single room as the double was too expensive. The room was so small I had trouble finding space for my holdall. There was a small TV on the wall but you had to stand up in the far corner of the room to watch it. It would not angle down so that the picture could be seen from lying on the bed. The bathroom was fine apart from being small, very small. There is a demolition job of the old Wileys building going on behind the hotel at present. Jack hammer noise from 8am to 5.30pm. Once demolished apartments will be constructed on the site.

Worst and the smallest room I ever pays £200 for
It was the tiniest space I ever had to stay like a small bed shoved in a broom cupboard for the price I payed literally I could touch the wall to wall when I spread my arms. I was shocked

Great location
It’s a nice hotel and the staff is very accommodating. We had 3 in a room and it was the equivalent size of a walk in closet. Not much room to move around and the bathroom is very tiny. Luckily we didn’t spend much time in the room. Our view was of a construction site that started early morning with cranes and heavy equipment. Looks like the construction will last for years. Not much the hotel can do about that, but beware.

Things to consider BEFORE booking...
This hotel is located in a neighborhood that's a bit difficult to find - consider using google maps to get from Bayswater station if using underground. Also, right behind the hotel (summer 2019) a building was demolished and construction work was being done each day - DUST! The first room I got was a ground floor room that I asked to be moved from because there was a strong synthetic flowery smell (which I am allergic to) like powder was sprinkled on the carpet to mask another smell. They showed me to another room on the ground floor that was facing the construction site and I knew that I wouldn't be able to open the window or turn on the air without breathing the construction dust, so I asked to be moved to a room on the other side of the hotel facing the street. They moved me and then charged me for an upgrade of $12.50 USD/night. I disputed the upcharge, because they were not offering me a room that I felt comfortable with, their reply was: "it's not fair to the other customers to not charge for the upgrade". ??? This doesn't have to do with other customers - this has to do with offering a decent hotel room. They charged the upgrade fee for 2 of the 3 nights. The entryway of the hotel is clean and very appealing - it gives the impression that the whole hotel is rennovated, but the rooms are not as updated. They were decent, but not as updated as the lobby. It's less expensive that many other hotels, but you get what you pay for.
